By accessing this website, completing an online rental, or using the tenant portal at Lake Breeze Storage, you agree to comply with these Terms and Conditions. If you do not agree, do not use our services.

All rentals are completed online and constitute a legally binding agreement upon payment and digital acceptance.

2. Online-Only Rentals

Lake Breeze Storage operates as an online rental facility. All reservations, agreements, and payments are completed electronically. By renting a space, you acknowledge and agree to electronic communication, digital documents, and online billing.

3. Payments & Automatic Billing Authorization

• Rentals are month-to-month unless otherwise specified.
• Payment is due on the billing date listed in your rental agreement.
• By renting a space, you authorize Lake Breeze Storage to automatically charge the payment method on file for all recurring monthly charges, late fees, and applicable charges.
• You are responsible for maintaining a valid payment method on file at all times.
• Lake Breeze Storage reserves the right to modify rental rates with proper notice.

4. Late Fees & Nonpayment

• If payment is not received by the due date, a late fee may be assessed.
• Continued nonpayment may result in denial of access, additional fees, lien procedures, and sale of stored property in accordance with Missouri self-storage lien laws.
• All collection and enforcement actions will comply with applicable Missouri law.

5. Access & Facility Monitoring

Lake Breeze Storage provides 24/7 access for renters.

However:

• The facility is monitored.
• Excessive or unusual late-night activity may require prior notice to management.
• Lake Breeze Storage reserves the right to investigate suspicious or unauthorized activity.
• Access privileges may be suspended for policy violations or nonpayment.
• Renters are responsible for ensuring gates are secured after entry and exit.

6. Permitted Use

Storage spaces are for vehicle and property storage only.

The following are strictly prohibited:

• Residential use or habitation
• Operating a business from the premises
• Hazardous, flammable, or explosive materials
• Perishable goods
• Illegal items or substances
• Live animals
• Violation may result in immediate termination.

7. Insurance & Risk of Loss

• All property is stored at the renter’s sole risk.
• Lake Breeze Storage does NOT provide insurance coverage for stored property.
• Renters are required to maintain their own insurance coverage for boats, RVs, vehicles, trailers, and stored items.

Lake Breeze Storage is not liable for:

• Theft
• Fire
• Weather damage
• Flooding
• Vandalism
• Acts of God
• Damage caused by other renters
• Mechanical failure

8. Indemnification

Renter agrees to indemnify and hold harmless Lake Breeze Storage and its owners, Bruce and Gena Aldrich, from any claims, liabilities, damages, or expenses arising from renter’s use of the facility.

9. Termination

Lake Breeze Storage reserves the right to terminate a rental agreement for:

• Nonpayment
• Violation of terms
• Illegal activity
• Safety concerns
• Termination procedures will comply with Missouri lien and self-storage laws.

10. Website Use

All website content is provided for informational purposes. Unauthorized use, reproduction, or misuse is prohibited.

11. Privacy

Use of this website is also governed by our Privacy Policy.

12. Governing Law

These Terms and Conditions are governed by the laws of the State of Missouri. Any legal disputes shall be resolved in Missouri courts.
